ᐅ Cost per cubic meter of enclosed space for the shell construction

Hello everyone,
I just spoke with the structural builder, and he quoted a price of 90 euros net per cubic meter of enclosed space in Baden-Württemberg.
What do you think about this price? Is it reasonable, or should one try to negotiate? Does anyone have experience with this?

For us, as mentioned, it was the shell construction with the roof, divided into basement, ground floor, and attic.
Classic 1.5 storeys, approximately 135 m² (1450 square feet) of living space plus basement, enclosed volume about 830 m³ (29,300 cubic feet) for almost exactly €100,000 (however, as mentioned, including the roof with Unilin, meaning already insulated elements).

The cost for the shell construction, including earthworks, for a 2.5-story "urban villa" (square, practical, efficient) was €104,000 net.

Included were:
- Shell construction with sand-lime brick, including the foundation slab/strip footings and earthworks for 1,000 cubic meters of enclosed space (approx. 11 x 11 m (36 x 36 ft), 300 square meters (3,229 square feet) ground floor area / 250 square meters (2,691 square feet) living space, all ceilings solid), concrete staircase landing, and of course all interior walls
- Ground floor facing with 2DF clinker bricks from Hagemeister
- Upper floors’ external thermal insulation composite system (ETICS) including plaster and paint
- Chimney flue

It becomes a bit difficult to compare when, as in our case, the roof is included, while for someone else it might be the plaster or brickwork, or earthworks, etc.
As I said, I wouldn't call it extremely overpriced, but I also wouldn't describe it as a bargain.

Yesterday, while reviewing the quotes for the extended shell construction (including drywall and exterior plaster) with the architect, we were almost shocked: the quotes range from 122,000 to 155,000 EUR gross for 750 m³ (26,500 ft³) of enclosed space. If this remains the case, the cost increase for the shell alone will consume our entire contingency. A promising start.

If drywall and exterior plaster are already included, it can no longer be considered just the shell of the building. Depending on the materials used and the geometry, this is still acceptable if the roof is also included, which I assume it is since plaster and drywall are counted as well.
