we are planning to renovate our single-family house in Erlangen with a budget of 250,000€ (approx. 265,000 USD). Our plan is to have an architect carry out design phases 1 to 4 first. With the completed plans, we would then request quotes from a few general contractors and, depending on the responses, either choose one of them or have the architect proceed with the construction documentation and contract the trades individually.
What are your experiences with this process? Is this approach realistic, or do you see any issues?
How much would phases 1 to 4 typically cost? According to an online calculator, the minimum fee would be about 11,423.03€ (net, 27%). Am I estimating the planning scope correctly?

That means the secondary apartment will be a second unit of the same size as the one on the ground floor, and the "complete extension" actually refers to expanding the attic into a full additional floor with vertical walls like a "town villa"? The zoning plan is clarified, and it is not a problem according to the building authority. A neighbor basically did the exact same thing.
Correct, the plan is to add a full additional floor on top of the ground floor with vertical walls, so no knee walls or sloped ceilings.
