I would advise you, when the time comes, to consult an architect and develop the floor plan together. Since you plan to realize much of the work in a design-build approach, it makes sense for this architect to also prepare the specifications. Then you can request quotes for the work you want to contract. The architect will calculate the costs for the bungalow based on their tables anyway, which will automatically give you a price benchmark per trade and allow you to compare the incoming offers more effectively.
