Hello everyone,
My wife and I are planning to build a single-family house (1.5 stories) that will have a full basement. The basement is intended to serve as living space with a small WC, a hobby area, a study, storage, a boiler room, a hallway, and a sauna/shower. We do not yet have a floor plan. Can anyone share their experience or provide some feedback? We have the following offer/description:
Full basement constructed as a waterproof shell ("white tank") about 68m² (730 ft²)
Cost: 88,500 EUR
Includes perimeter insulation
Includes reinforced concrete stairs (without finish) starting from the ground floor
Includes screed
Includes electrical installations
Includes heating
Includes interior plaster
Includes 6 interior doors
Includes windows with light wells
Does anyone have tips on whether something important might be missing or unclear here?

Additional measures for basement waterproofing against pressurized water / waterproof concrete box (white tank):
The exterior walls are constructed as reinforced concrete walls, connected to the reinforced concrete floor slab and to each other by special joint seals (metal sheets/profiles). Therefore, the inside surfaces of the exterior walls are not plastered; only the joints of the precast wall elements are sealed. The concrete quality of the floor slab and walls is watertight (waterproof concrete). Depending on the design water level, the basement window wells are also sealed to be watertight.

For our basement, we were often quoted an additional cost of around €30,000. We even had a binding offer in that range, where I couldn’t really find anything missing except for earthworks. Of course, it included waterproof concrete (WU concrete) and watertight light wells.
It’s quite possible that there would have been extra costs for us as well (we ended up building without a basement). But €88,500?

Soil work 15-20K€, interior plaster 3, floor screed with heating and covering 10, painting 3, staircase 3 (without covering), electrical 5 ...
Your 30K€ basically cover the shell construction. This only accounts for part of the entire project, even with above-ground construction. There is the underground part with soil work, and the client also wants a small bathroom downstairs ...

stefanc8417 Jan 2018 23:05No, it was reportedly much more than just the shell construction. But never mind, I also consider 50-70 thousand EUR (around 54-76 thousand USD) realistic based on what I've heard. I've just never heard of 90 thousand before.
