Just registered and already have my first question. A brief introduction about us: we are 34 and 30 years old, no children and none planned. We don’t know what the future holds in a few years.
We plan to start building our house, hopefully if the winter weather cooperates, as soon as we finalize the floor plan. Unfortunately, I, Michaela, tend to be a perfectionist (symmetry, etc.). I can’t let it go and want everything to be well thought out and planned, which is starting to annoy me as well.
Since we are building rather small, aiming for about 114 m2 (1227 sq ft) of living space and trying not to compromise on anything at this size, the floor plan design is quite challenging. Among other things, we do not want all rooms to be accessible from the hallway, and we also want to keep a covered terrace. The bungalow will consist of only three rooms. Therefore, we want to keep the option open to convert the attic later if needed. In this context, we are planning space for a future space-saving staircase and the necessary preliminary work; at least that is the goal. The bungalow will have a hip roof, with the roof pitch increased from 30 degrees to 34 degrees, and the hallway correspondingly larger. Ideally, we would like a gable dormer. Since those are too expensive, a skylight window would be a compromise. Of course, a larger bungalow would be the best option but it is too costly. The construction company charges about 700.00 euros per m2. In hindsight, working with an architect might have been more cost-effective, but that is how it is and that is not what this is about.
Maybe you have ideas, suggestions, can give tips, or share what we should pay attention to or consider.
I am of course attaching the floor plan. I hope that something can still be recognized despite the manual changes.

Everyone has different ideas, and we also appreciate receiving tips rather than everything being sugarcoated.
But we are realistic here as well. The house is simply “small,” and there are things we do not want to give up.
I would like to have ironing and laundry sorting done in the utility room, but I don’t kid myself that it might not be possible.

What definitely won’t work is converting the attic with a staircase.
I also don’t understand why the main bathroom doesn’t have a shower.
Personally, I find the sofa position very uncomfortable, placed right in the middle of the room and visible from the front door. The kitchen layout seems impractical as well, with long walking distances or, as drawn, no space between the sink and the cooktop.
The patio corner appears too small for practical use. If you place a table with only two chairs there, positioned to avoid rain exposure, the exit is almost blocked.
The utility room is quite small, yet, similar to the living room, there are areas that seem unnecessarily large.
Unfortunately, there is no site plan to show how the house fits onto the plot or where the carport or similar structures will be located.
I believe there is still room for improvement.

The attic conversion is possible, the conditions are met, and it would be prepared by adding a second staircase landing.
There is also plenty of space for a carport and more. We are not worried about that. The plot is large.
My parents have a terrace with the same dimensions, and we can comfortably sit underneath it. Clearly, a terrace can never be too big. We can also extend the terrace further, which we plan to do later. It is important to us to have a covered area. I don’t like attached terraces, and I know I would personally regret removing it...

Kitchen – exactly as I wrote, no space between the cooktop and the sink. This is usually the main workspace in the kitchen for ergonomic working.

2x2 m (6.5x6.5 ft) as a terrace corner – I would suggest planning for a larger area from the start. With only 2x2 m (6.5x6.5 ft), it becomes difficult to pass someone sitting at the table.
I don’t doubt that given the stated plot size – I am more interested in the layout to possibly get an idea for a different type of design.

Okay, we included the roof overhang of 60 cm (24 inches) in the terrace area.
