Hello everyone,
We are currently looking for a prefab home manufacturer to build our shell-and-core house and are a bit unsure at the moment, so we have a question for you in the forum.
Which manufacturer offers the highest quality, particularly regarding wall construction?
We already have some offers, but they are all within the same range, so we want to focus on quality and ecological aspects.
The candidates are
- Rubner
- Sonnleitner
- Ziegler
- Kurz
- Keitel-Haus
It’s worth mentioning that we are building a semi-detached house with a granny flat, totaling 250sqm (2,690 sq ft) over two floors.
We place great value on natural wall construction and ecological materials.
Does anyone have detailed experience with these companies or know more about them?
Thanks for your support!
Best regards

That is very commendable and smart. It’s best to plan together, or with the same architect, and also have them manage the construction. We would have liked to do that, and my neighbor is building with Rötzer, so we had also considered it, but it just wasn’t the right fit for us. We might be a bit more expensive as the second builder, but nothing critical.

Especially this size category is very rare in this type of construction, and the secondary flat is also less common in semi-detached houses than in detached single-family homes. Conversely, it’s unusual to build like this on a semi-detached house plot. Unfortunately, we ended up with a plot that’s too large for a single-family house, and we’re including my parents too 🙂 hence the unusual design.

Most often here we read from people who just emailed a "DIY architect 3D" floor plan set, or simply asked for prices with a request for an “xy square meter gable house.” So you worked with an independent architect up to the design planning stage, and now—somewhat oddly—are looking for the wall construction. But at least you have proceeded a bit more professionally than the average inquirer. If I understand correctly, the architect has already prepared a construction specification—why not let them also choose the general contractor? My father comes from civil engineering and is somewhat skeptical about the architect’s choice of contractors, as they usually work with companies they already know, which isn’t necessarily bad but might limit truly independent decisions. Therefore, we are searching ourselves with the finalized design and construction specification.

There is no single best one! The wording was unfortunate; I was actually hoping for experience reports, which I unfortunately could not find here in the forum or online.

Nobody builds multiple houses in a row with various construction companies. We all want to build environmentally friendly, but often have to compromise because of the costs. So, what budget are you aiming for?Karold91 schrieb:

It was a bit more expensive for the one who started second, but nothing major. I was referring to planning and site management, not choosing the same construction company. Ideally, I would coordinate the start (and would seriously consider using the same basement builder as “the other twin”). However, make sure to include the basement in the contract with the house builder (unless you follow my advice to have the architect also manage the construction).

Planning, tendering (also involving general contractors if you like, since timber frame panel builders are essentially the same), and construction management should ideally be handled by the same party. Has the architect already worked with all five companies mentioned? If so, why do you lack assessments of them?

We all want to build ecologically, but often compromises have to be made due to costs. What budget are you planning? We don’t really have a fixed budget since we’re choosing a shell house and doing the rest ourselves affordably, but if I had to estimate, we plan to spend a maximum of 400,000 for the shell house and then about 250,000 for the interior finishing, with much of that work being done by ourselves.
