R.Hotzenplotz19 Dec 2016 13:23We initially only looked in Cologne, but due to a lack of options, we recently also checked out Frechen-Königsdorf, and the very first plot there is a dream.
Since we haven’t been very active in this area yet, I was hoping to get practical insights on infrastructure and so on from users familiar with the location. For example, I noticed there is no secondary school in the town itself, so students have to travel to Frechen city center. Is the bus connection reasonable, etc.?
Also, how much can the noise from the A4 motorway affect the area, depending on wind direction changes compared to previous days? The plot is located in the southwestern part of Königsdorf. So far, it has always been very quiet, but residents say that it depends on the wind – which makes sense. On the other side, there is a high embankment south of the residential area, which presumably blocks a lot of noise.
I was also hoping to learn about any potential deal-breakers for this district that might not be obvious at first glance. Since some other interested parties are already involved with architect plans, I might not have much time.
I have already exchanged some private messages with user Neu_Koelner, but of course, I would be glad if anyone would share their thoughts about this location in the open forum.
If it weren’t for the planned motorway connection scheduled for 2019, this wouldn’t really be an option. It’s a nightmare to struggle past the Rheincenter shopping center every morning just to get onto the A1 motorway. However, I need to get to Rondorf, which is almost perfect. I don’t think Alfter, Bornheim, and Brühl are real alternatives. If anyone has a comparison with Königsdorf, I’d be happy to hear that as well. I’m not familiar with those three towns at all.

In my opinion, the area between Cologne and Bonn is generally advantageous in relation to Rondorf. The western part of Cologne is probably more congested in terms of traffic. Morning traffic jams on the A565 Cologne-Bonn only start at the Rodenkirchen exit, caused by a backup from the exit to the A4 at the Cologne-South interchange.
Bornheim, Alfter, as well as Weilerswist and the entire region around Euskirchen are now considered good secondary locations if commuting daily to Cologne/Bonn is expected. Many homebuyers have also settled between Bad Münstereifel and Euskirchen, commuting 30-45 minutes daily to Bonn/Cologne, while benefiting from the quiet, space, and lower land prices. This is becoming more well-known and is gradually reflected in property prices.

thank you for your assessment. It shouldn’t be too far away, and we are willing to pay €600,000 for a nice plot of land. So, I’ll include the initially mentioned towns in my considerations. Still, I’m digging deeper into Königsdorf. The time until the Königsdorf highway on-ramp is finished would be quite inconvenient since you have to access the A1 via Aachener Straße, but that’s manageable. The A4 is usually quite clear, and if I can get on it within 4–5 minutes from the house, I’d be significantly faster to my destination than from many parts of Cologne.
I also contacted the building department today. The options they roughly allow under Section 34 fit our plans. However, they naturally want to see an architect’s design... I have my first appointment with a realtor tomorrow afternoon after previous visits without one... let’s see... I’m staying on top of it because despite the distance, the location seems good, and the plot of over 1,000m² (10,760 sq ft) is simply fantastic. Where else do you find something like this close to Cologne…
