When planning our next house, we’re wondering (as a family) whether and how much you could save by contracting the trades yourself and supervising the construction on your own. You definitely need an architect for the documentation and so on, but after managing three houses, you could probably do without a site manager. Right? But how much can you actually save this way, we’re asking ourselves. Fees or percentages weren’t clearly visible on the invoice.

but the site manager, you can basically do without one after building 3 houses, right? See the state building code, Saxony, § 56(2): The site manager must have the necessary expertise and experience required for their task. [...]
There is more information regarding the duties of the site manager (and the client).

A lot has changed in construction over the last 30 years, so I find it questionable to simply talk about "experience." The trades themselves haven’t changed much – it’s more the materials, right?

There is more information on the duties of the site manager (and the client). Oh, I didn’t know that. Well, I think that’s really typical German again. You’re not allowed to…

The trades involved haven’t changed much – mostly the materials, right?Sure, the trades have stayed the same. But how can you, with experience from 30 years ago, assess whether the materials used today are the right ones and installed according to current regulations?

It’s similar here: I’m not a certified master electrician, but I still did all the work myself...
Awarding the contracts shouldn’t be a problem. We are considering this as well because we have local tradespeople we’ve known for years, and we would now like to give them a “big job” with the construction of our house.
I think the issue is more with the inspection. I don’t feel confident enough to assess whether the work was carried out professionally and meets all the required standards.
