ᐅ Contracting out individual trades yourself – what savings can this bring?

When planning our next house, we’re wondering (as a family) whether and how much you could save by contracting the trades yourself and supervising the construction on your own. You definitely need an architect for the documentation and so on, but after managing three houses, you could probably do without a site manager. Right? But how much can you actually save this way, we’re asking ourselves. Fees or percentages weren’t clearly visible on the invoice.

We have only built one house with a site manager. We don’t recall any on-site labor hours being charged. All other houses were self-built during the Eastern Bloc era. Therefore, we don’t know.

Forget it! When contracting trades for three houses, you don’t come close to having the purchasing power of large developers, who are always preferred by contractors both in terms of price and scheduling.

Especially when I read about the times in the East...
A lot has changed in construction over the past 30 years, so I find it bold to talk about "experience" in that context.
Do you perhaps have good connections with tradespeople (as was common in the past), and where exactly is the building going to take place?

Ah, there’s definitely some truth to that. Of course, the site managers of the companies are probably favored.
