Hello,

the groundwork for my house has begun. The excavator removed about half a meter (20 inches) of topsoil. After removing the topsoil, he concluded that the remaining soil is natural subsoil, which is very suitable for construction. Could you please share your assessment?

I would appreciate your feedback.

Best regards

Construction site with large earth masses, traces of construction machinery in the mud, sand piles in the background.

Construction site in front of residential houses: excavator on earth piles, deep excavation pit next to a white building section.

Construction site: trench next to the house wall, exposed foundation and visible soil.

If you do not get an expert report, you will have to rely on the civil engineer, not on laypeople in the forum. If you don’t want that, you should have an expert report done. K.

It is just as simple as @Nordlys says. As an adult capable of making decisions, you are responsible for how you proceed and what choices you make. Extra security comes at a cost → expert reports. Trust is more affordable. Conduct a poll here, and you will find supporters for both options.

My advice: Solve things you can fix with money by using money. Things you can’t solve with money, don’t try to solve with money either. Specifically: If you can buy yourself a good night’s sleep and security, then do so. If you are fundamentally uneasy and can’t sleep well even with expert reports as soon as someone comments on a photo, then don’t bother with the reports.

But please be aware that ground conditions are always a risk for the builder. You can have as many experts prepare reports as you want, consult contractors, or post photos online.

You don’t sound particularly confident right now, so have a report prepared—then you will have done everything within your power.

Or you conduct a soil investigation, and during excavation they still find sand. The geologist comes to take a look and quickly earns 400 euros. It then costs you an additional 800 euros because the strip foundation is now deepened from 80cm (31 inches) to 1.5m (59 inches).
