I have received a rough cost estimate for our planned new build from our architect.
How would you assess these costs?

MachsSelbst13 May 2024 18:23Does this likable man have a monopoly in the region? If not, maybe you should consider looking for another architect. I mean, you go to him wanting 125m² (1,345 sq ft) and he calculates 180m² (1,938 sq ft) for you.
That would be like going to a car dealership, giving your budget, saying you want a compact car, and the salesperson takes you to a 5 Series BMW that’s 50% over your budget. My natural reaction would be to leave the dealership because I couldn’t see any basis for that...
If it starts like this, it’s no fun to constantly question everything the architect does afterward, wondering if it actually fits. Or if maybe he opened the wrong plan while drunk again and the guest bathroom ends up being 18m² (194 sq ft), but the kitchen only 4m² (43 sq ft).
An experienced architect should notice that the basic figures simply don’t add up. 910m³ (32,139 cu ft). Architects aren’t engineers, but they should definitely have enough sense of measurements and plausibility...

€2500 for a geotechnical report is quite steep. I paid €1100 last week for three boreholes...
