We have now found a new architect for our building project, whom we have known for some time.
We noted our questions directly on the contract.
We are not completely happy with one point: he is mainly interested in phases 1-4/5 of the service spectrum, but would also handle everything or involve a colleague he frequently works with, whom we do not know.
What do you think? Best regards, Uwe

What doesn’t suit you about the technical installations in the walls?

It was agreed with him that the walls should be made of Poroton, and the basement of waterproof concrete due to likely moisture.

I would say: get to know the colleague and include in the contract that both of them jointly fulfill the contract throughout all phases. A site manager who only knows the designer is not equivalent to a site manager who was actively involved in the design process.
However, I am surprised that he only wants to handle up to design phase 5 himself (at least up to 5 and not just 4, which is already quite valuable), because from an overall perspective, his contract seems tailored to an architect who also wants to act as the general contractor afterwards. The description of the walls belongs in the scope of work specification, but not in an architect’s contract. For me, neither the wall thickness nor the type of masonry should be included there—however, it would be useful to clarify whether the planning is neutral or intended for masonry or timber construction.
