Thanks for your feedback.1. Don’t believe every marketing claim you read. Genuine plots of land are rarely available from these providers. You should forget about a successful approach right away. In almost all listings, you will see that no real land is included. 2. Is the "suitable" plot really suitable for you? Or are they just leftover plots that no one else wants?
3. If it’s a complete package, be prepared to pay property transfer tax on both the land and the house. For a €400,000 (approximately $430,000) house in NRW, for example, this can mean additional extra costs of around €26,000 (about $28,000). This is quite steep for a land and house package deal.
Take a look around the forum regarding "land services." The general advice tends to be: steer clear. The common recommendation is: do not sign any contract that commits you to building with a specific manufacturer before you actually have a plot of land. The experience is that most people run into problems with arrangements like "sign here now to build with us, and we'll help you find a plot!" Either because the suggestions for land turn out to be poor and you end up finding something yourself anyway, or it can even lead to penalties if you decide not to build with the manufacturer after all (perhaps the land no longer suits the planned house) or if you simply don’t find a suitable plot within a certain time frame. Maybe there are manufacturers who are better than others in this regard, but definitely be very, very careful with these setups and read everything you sign very thoroughly.
It’s a different matter if it’s a proper developer arrangement. That is, not where the builder helps you search, but where they already own a plot. Often a developer has purchased a larger piece of land, which is then subdivided and developed as a whole neighborhood (this can also be a small area), but sometimes also individual plots. As I said, this is a different setup since the land is already 100 percent secured and it’s not about searching.

WilderSueden27 Nov 2023 12:55Almost all major providers offer a land service or something similar. You need to be careful because some sales representatives sell the house first and only look for the land afterwards. In that case, you would have a signed house contract and be obligated to build or pay damages. I would not sign anything without having a contract for a specific plot of land. Everything else doesn’t make sense, since the zoning plan / building permit may not allow the desired house.

Or your household budget only works if you mostly buy store-brand products at discount stores (then Allkauf Haus, Massa Haus, etc.). But with self-build shell homes, you need strong DIY skills or you won’t save money. Or, as a builder, you belong to the roughly 80% broad middle class, in which case there are many other, more suitable construction partners.

However, it is important to be aware that even if you sign a separate purchase agreement for the land, as soon as there is a binding obligation to build with a specific homebuilder, the tax authorities consider it a single contract, which means that the land transfer tax also applies to the house.
We recently had a case here where the tax office came back to the homeowner four (or two?) years later with a claim for the difference.
However, it is important to be aware that even if you sign a separate purchase agreement for the land, as soon as there is a binding obligation to build with a specific homebuilder, the tax authorities consider it a single contract, which means that the land transfer tax also applies to the house.
