Kiefernadel5 May 2023 14:58Hello everyone,
slow and steady progress is being made with our approach.
We have now had the floor plans created by having someone come on site to take measurements, calculate the living area, and then send us the floor plans and sections. This cost us about €1500. So far, so good. However, the windows in the floor plans were placed quite randomly and only loosely resemble reality. A door to the main bathroom from the bedroom is missing, as well as a wall in the living room that separates the office. Overall it’s not “critical,” but it is simply not correct, and the floor plans and sections alone ended up costing us €600. (The price breaks down as floor plans + sections = €600 and living area calculation = €900).
How would you proceed? We needed the living area calculation and floor plans for the bank. That was sufficient for them, and my husband thinks we should just accept it as is. But I’m already annoyed that we paid €600 for only a very rough floor plan, which we could have had done online for €25–50…
I will upload the floor plans with the indicated errors shortly.
Oh, and the stairway entry from the ground floor is also incorrect. As I said, none of this is critical, and I understand my husband’s view if we just let it be. But I would be interested to hear your opinions.

Kiefernadel5 May 2023 15:15An online company offering this service advertised according to the Living Space Ordinance or DIN 277. I believe I am not allowed to mention the name, right?

We needed the area calculation and floor plans for the bank. That’s sufficient for them. Sure. They usually accept something rough, a rough estimate. You could probably have done it yourselves with a tape measure or laser distance meter. The exact details don’t matter to them at all.

But as I said, I would be interested in your opinion on this. Yes, that’s frustrating. I asked before I saw the drawings. ..
We don’t know what the service provider (seems not to be a freelance architect) normally offers, which suggests he might just be doing rough estimates. There are scammers and charlatans in every industry. Did you ask what he was thinking regarding the windows, for example? Maybe you can push him a bit, since he probably doesn’t want bad reviews on Google?! 😉
If he turns out to be stubborn, I would probably focus on more pleasant things and just drop the matter. So don’t invest too much energy on it persistently. But if it bothers you, then it should bother him as well. How much effort you want to put in is up to you. Some here would even recommend going to a lawyer right away…

Kiefernadel5 May 2023 18:41Thank you for your input. We are looking into it. The dimensions also do not match those from the measurements we have received separately.
