ᐅ Floor Plan Proposal from the Architect – Your Opinion

Hello everyone,

We are currently looking for an architect to support us with our planning.

Our project: a terraced mid-terrace house measuring 6 m x 12.5 m (20 ft x 41 ft), located in a new development area in Hesse near Frankfurt, subject to local zoning regulations.

We would like to complete all preliminary planning, including everything required for a building permit / planning permission application, so we are ready to submit as soon as the area is developed and we can file the application.

We have received offers ranging from €6,000 to €14,000.

Here is one offer for which we would like to hear your opinion:

- Concept design in 3D
- Approval planning, building permit application, construction description form, building statistics form
- Calculations of gross volume, living and usable areas, plot ratio, floor space index, building costs according to DIN standards
- Site plan at 1:1000 scale with building component markings
- Design drawings at 1:100 scale including floor plans, elevations, and sections
- Landscape plan and outdoor facilities plan at 1:200 or 1:500 scale
- Drainage plan at 1:200 or 1:500 scale
All documents will be provided in printed form according to the standards as well as in PDF format.

Price: €2,800 net

Note: Additional technical reports for sound insulation, noise protection, and fire safety are not included in the price and will be invoiced separately.

The price sounds very reasonable.
Is there anything specific we should pay attention to that might be missing?

Seems to me to be a bit too low for the HOAI service phases 1-4.

6,000 EUR corresponds to the cost of a construction project around 250,000 EUR.

That is very, very cheap—I'd even say cheap...
Just the requirements gathering for our planned renovation took 3 sessions of 2 hours each, plus travel time. Preparation and follow-up were not included.
I would consider why this architect is offering (or has to offer) this at such a price.

Otherwise, for a new build, I recommend commissioning all phases of service (in stages). The architect also demonstrates his strengths during the tendering process and construction supervision.

It might be helpful to know that he is doing this part-time as a small business owner.

Who will be responsible for the detailed construction drawings? Will you commission all other services later (tendering, site management, etc.)?

Very good price.

We would like to have everything, including the building permit application, done by the architect and then build with a construction company.

However, we are not sure if something specific is missing in the offer or needs to be considered.
