ᐅ Are construction costs applicable to small houses?

I have been browsing various topics in the forum for some time but so far have only come across larger construction projects: 120 sqm to 180 sqm (1300 sq ft to 1900 sq ft) or similar.

Therefore, I wonder if anyone here has experience with very, very small residential buildings?

For example: 40 sqm (430 sq ft) of living space (see Thule KuBu40), which is just enough for one person, especially if there is an accompanying garden, conservatory, etc.

Can I still expect costs roughly like the following, adapted from a response in another thread:

Land already owned
2500€/sqm (230$/sq ft): 100,000€
30,000€ for outdoor facilities
Additional construction-related costs 50,000€
No basement

So about 180,000€ in total? My goal is to have a base comparable to my apartments from the last 10 years (30–50 sqm / 320–540 sq ft), but with a private garden and a view of nature.

Unfortunately, I have not been very successful searching the forum, and on my other questions I keep getting lost in threads that are unrelated to what I am asking.

So a link to a similar project would also be very helpful.

An offer from the prefabricated house provider?
Yes, that’s coming up next. Right now, I’m still trying to find out whether I have to demolish the existing wooden shed before a soil survey can be carried out, and how the sequence of soil survey/building permit/planning permission and obtaining offers should be handled. See my other thread for details.

In the initial inquiries without any changes, the information was:

The shell construction including triple glazing, structural engineering, insulation, and delivery costs approximately 70,000 euros.
Insulated foundation slab about 9,000 euros.
Roof 6,000 to 9,000 euros.
Support with the building application/planning permission and architectural services 2,500 euros.

What I have to organize myself:
Heating, electrical work, plumbing, bathroom design – according to the provider, you should budget at least 25,000 euros for heating installation services.

If KfW 55 standard applies, expect additional costs for photovoltaics or similar systems.

Plus construction manager about 4,000 euros.

I looked at the flying space earlier – around 200,000 euros, but this does not include additional construction-related costs.

Regarding the single house:
Short version: If yes, a second module will be added next to it in 5 years. The building plot is about 80 by 30 meters (260 by 100 feet), so there should be enough space. By then, the first module should also be fully paid off.

Hello [B]eenuep1, I’m planning something similar, aiming for about 70-80 m2 (750-860 sq ft) and two stories.
I’m currently looking at the Thule Kubu.
Do you have an idea of what costs to expect for heating, electrical work, plumbing, and bathroom design?
I want to build in a back lot, so additional site development costs would apply as well.

If I were to use it as a main residence, I would definitely include a basement replacement room or utility room, so then over 60 or 80 sqm.

Those always apply if you want to connect to electricity, water, and sewage.

I love tiny houses, floating homes, etc., and as homeowners, we even treated ourselves to a caravan. The tip about the tiny house is probably meant just for inspiration. There are also shipping containers used as homes…

By the way, there was a program on WDR yesterday about this housing concept. Just have a look. The market is coming, if it isn’t already here, and it will keep growing.

I would also suggest looking into mobile homes: endless capacity 🙂

Isn't a "Raumwunder 90" from Town & Country much more "cost-effective"? All your individual items are already pointing in that direction. For my area, the price shown is just under 160,000 (currency). I haven’t read where your building location is.

I have also looked into the provider Town & Country. But on top of the 160 K, there are quite a few additional costs if you want KfW 55 standard. And then there’s the interior finishing (painting and flooring). I’m currently checking out Cubes from Deltamodul and cubeconcepthouse. Overall, I find it difficult to really compare the offers.

Why do you want to build to kfw55 standard? Are you worried about using too much energy? 😀 😎
