I have been browsing various topics in the forum for some time but so far have only come across larger construction projects: 120 sqm to 180 sqm (1300 sq ft to 1900 sq ft) or similar.
Therefore, I wonder if anyone here has experience with very, very small residential buildings?
For example: 40 sqm (430 sq ft) of living space (see Thule KuBu40), which is just enough for one person, especially if there is an accompanying garden, conservatory, etc.
Can I still expect costs roughly like the following, adapted from a response in another thread:
Land already owned
2500€/sqm (230$/sq ft): 100,000€
30,000€ for outdoor facilities
Additional construction-related costs 50,000€
No basement
So about 180,000€ in total? My goal is to have a base comparable to my apartments from the last 10 years (30–50 sqm / 320–540 sq ft), but with a private garden and a view of nature.
Unfortunately, I have not been very successful searching the forum, and on my other questions I keep getting lost in threads that are unrelated to what I am asking.
So a link to a similar project would also be very helpful.
Thanks in advance if anyone feels like responding 🙂

I was pointed towards Übler Haus, which sells houses manufactured in our neighboring country, the Czech Republic, so presumably good quality, and they even have some tiny houses in their model home park—I plan to check them out soon. In terms of quality, unfortunately, it didn’t leave as good an impression compared to Schwörerhaus. To be fair, the prices were also lower—I believe 120,000 instead of 180,000 for a 50sqm (538 sq ft) U-shaped house, with a delivery time of about 6 months, if I remember correctly. The "large" windows were all much smaller than those at Schwörerhaus (Flying Space), and you couldn’t change that either. My gut feeling immediately said no. Back then, the width of the units was also quite narrow (about 3m (10 feet)?), and they mentioned that wider houses would be coming soon. But if the first impression is already negative—better not.
With HomeOne (CabinOne, etc.), you also can’t change the floor plan or windows as far as I know, but the standard floor plan immediately appeals to me, at least based on the pictures. Of course, I still need to see it in person given a reasonable delivery time.
Brief update on the phone call with HomeOne:
I am really impressed with their sales representative. I was able to clarify all my questions and took five pages of notes because the pace and amount of information were just perfect. They seem to provide excellent guidance and are well organized.
The delivery times also seem reasonable (understandable, which makes the whole process feel quite “modern” to me): 3 months for the approval phase, 6 months waiting for a production slot, and 2 months for production and delivery.
I was also told the best time to schedule the demolition. I only have to sign the purchase contract after the ProjectFit phase is successfully completed, meaning when the building permit / planning permission, verification of delivery options, etc., are all positive. If it is not possible through no fault of my own, I will be reimbursed for those costs. With SchwörerHaus, I would have had to sign everything immediately before anything could start, hoping they would keep their verbal promise not to enforce the purchase contract, and I wouldn’t get the costs for the verification back (which I think is fair enough).
So at the moment, I’m really “hyped.” Now I just need to get through the workweek, think it through a few more times, and if I still feel great about it, I’m ready to start.

I have no problem with having things like the kitchen already finalized, so I can either replicate their design or simply buy their product. This way, I can continue working normally during the planning phase (I'm basically self-employed). As the saying goes, you build your first house for your enemy, so I don’t mind not planning everything myself completely 😀 maybe this way I can avoid that saying ;-)
