I have been browsing various topics in the forum for some time but so far have only come across larger construction projects: 120 sqm to 180 sqm (1300 sq ft to 1900 sq ft) or similar.
Therefore, I wonder if anyone here has experience with very, very small residential buildings?
For example: 40 sqm (430 sq ft) of living space (see Thule KuBu40), which is just enough for one person, especially if there is an accompanying garden, conservatory, etc.
Can I still expect costs roughly like the following, adapted from a response in another thread:
Land already owned
2500€/sqm (230$/sq ft): 100,000€
30,000€ for outdoor facilities
Additional construction-related costs 50,000€
No basement
So about 180,000€ in total? My goal is to have a base comparable to my apartments from the last 10 years (30–50 sqm / 320–540 sq ft), but with a private garden and a view of nature.
Unfortunately, I have not been very successful searching the forum, and on my other questions I keep getting lost in threads that are unrelated to what I am asking.
So a link to a similar project would also be very helpful.
Thanks in advance if anyone feels like responding 🙂

Some providers specialize in small homes and use different technical approaches suited to the size, unlike typical house construction. You can find such solutions in the Netherlands, Scandinavia, and Poland.
Tendentially, small houses are more expensive per square meter. There are costs that are relatively independent of size, such as a bathroom. However, you have some control over these costs yourself. To stay with the bathroom example: small tiles or XXL tiles, a standard showerhead or a designer built-in rain shower.
I think you should be able to get something for around 2,500 euros.

You’re right to assume that the cost per square meter tends to be higher for a small house compared to a larger one. Thanks for the feedback. Have you perhaps read about any specific building projects here in the forum so I can adjust the cost estimate?

Just google Tiny House,
you can either buy or build them. That was my initial direction, but now I don’t really see the advantage anymore: you still need a building permit / planning permission and are usually limited to a width of 4m (13 feet) due to the base structure.

Thanks for the detailed reply. That lets me continue planning with peace of mind.
Financing shouldn’t be an issue if you can save 50% of the needed budget within 5 years. My goal would be to have the roof over my head fully paid off within 5 to 10 years.
A small conservatory would certainly add at least 20,000 (currency) more, but I still need to research that. (4–6 * 2–3 meters (13–20 * 7–10 feet) floor area)
