ᐅ Choosing a Plot of Land Is Overwhelming Us

Hello dear experts!

We are allowed to apply for 3 plots of land, then the allocation will be done by lottery. Unfortunately, we are completely overwhelmed and have to submit our preferences in just two weeks.

To the west and north of the development area, there are very busy roads, so those plots are not really an option for us despite planned noise barriers. We are afraid that the traffic noise will still be too noticeable there. All the plots to the south would be great, but unfortunately, they exceed our budget quite a bit. We would rather not live right next to the playground, as we currently do, and find it quite annoying.

We would be so, so grateful if you could help us.

- We would like to build a two-story single-family home of about 180 sqm (1,940 sq ft).
- Like probably everyone, we want to feel relatively “alone” despite being in a large housing development and not have thousands of people able to look into our garden or house.
- We would like the living/dining/kitchen area to have a large glass front facing the garden and want to be able to ‘live’ there with a good feeling, without feeling observed — the same also applies to the garden.

- Is it better to choose a plot with the south facing the back of the house or the front?

- We could imagine bordering the plot with a fence and taller growing trees; would that be allowed if the garden were in front of the house? (See local building regulations points 6+7)

- What would be your 3 favorite plots? A plot size of up to about 700 sqm (7,535 sq ft) would be feasible, smaller would also be fine if it is well located and allows for privacy.

The land slopes very gently from north to south. Sorry, this is probably not a very professional answer, but I couldn’t find precise data on this.

It slopes fairly evenly from north to south. This is probably not a great statement, but again, I couldn’t find exact data.

To the west, there is a fairly busy bypass road, with open fields beyond it. To the north, another relief road is being built, with schools located beyond that. In the northeast, a large supermarket is being renovated, and the city starts to the east. Noise barriers have been installed in these directions. To the south, there is currently a small field, which could theoretically be developed at some point, followed by an existing residential area.

The decision would be very easy for me: a slightly smaller house and a southern-facing plot. This way, the budget also fits. A few more square meters can be well compensated by good architecture. A less favorable location cannot.

That’s exactly how we would want it as well. Unfortunately, we somehow lack the imagination to picture a house on any of the plots.

Thanks for the tip! At first, the 30,000 euros difference between, for example, 18 and 51 feels like a lot. And it’s possible that eventually something could be built next to 51, but unfortunately, that is not known yet. We actually considered exactly that yesterday but then thought that maybe more money invested in the house and garden would be more important than in the land? Are we making a mistake in our thinking? Ideally, of course, we would like to try to get a south-facing plot, but we thought that would be too unrealistic within our budget. However, if you can save money with good architecture and it comes out the same in the end... 🤨

Or build smaller, 140–160 sq m (1,500–1,700 sq ft) instead of 180 sq m (1,940 sq ft), and go for a preferred plot.

€30,000 roughly corresponds to a 12m² (130 sq ft) house. So instead of 180m² (1,940 sq ft) for €500,000, you get just 168m² (1,810 sq ft) for €470,000, which is more than enough...

What criteria are used for the allocation?
Tactically, I would have approached it completely differently and chosen the "least popular" plots to increase my chances of getting any plot at all ;-)
