ᐅ Structural engineer needed for preliminary assessment of load-bearing capacity

We purchased a plot of land with an existing basement last year. (The prefabricated house that was there was removed after a fire.)
The basement is in good condition, and we want to build on top of it again.
All static documentation for the basement and foundation is available and has been digitized as PDFs.

We are now primarily wondering whether the load-bearing capacity of the basement and foundation in principle would be suitable for a monolithic 1.5-story solid masonry house (Poroton or similar).

Is there a structural engineer or building engineer here who could take a look? Naturally, payment can be arranged if it requires significant effort.

With my house construction, everything somehow ended up in the four-figure range... referring to the additional costs, that is 🙄

I didn’t have any extra costs. Everything was fixed-price.

When my contractor, who was responsible for the shell construction, came to me with additional costs, I just smiled tiredly.

Everything generalized.

Then the flat rate probably already included a risk surcharge 😉

A complete structural analysis for a typical single-family house roughly costs between 6,000 and 10,000 euros according to HOAI standards – so I don’t think 400€ is too much for an initial assessment. General engineering services charged by the hour (outside of HOAI/building regulations) usually range from about 90 to 120€, and for true specialists daily rates of 2,000€ or more are common. For evaluating the technical feasibility of a project worth several hundred thousand euros, I consider 400€ well spent.

I understand that structural analysis is a complex field for which we will ultimately pay accordingly. However, this is not yet about the detailed static calculation of a single-family house, but only about an expert’s quick review and rough assessment. I do not expect the structural engineer to spend half a day on this or to calculate example cases right now.

The architects and structural engineers (timber construction) we consulted gave the impression that they can figure this out in 2 minutes. If it does not happen that quickly, then sorry for asking again here.

Expectations tend to rise during interior finishing 🙂 … not everything can be covered by a flat rate 😉

Based on the prices and the complaints afterward, probably not. That was a few years ago; it likely wouldn’t be possible today.
