After our dream of owning a home was initially dashed three years ago due to contaminated soil, we now have renewed hope.
At the beginning of November, we have the notary appointment to purchase our fully serviced and level plot of land of about 700 sqm (7,535 sq ft).
- The construction contract with the builder has already been signed
- The financing is secured
- Initial floor plan designs are available
What we are currently considering is the architect’s offer to take on construction supervision and to handle the tenders for earthworks, etc. The costs for this are quite substantial, and we wonder if it is worth it. What are your experiences with this?

So far, the exchanges have not been very frequent. Apparently, you don’t have a general contractor if there is an architect issuing the tender. Just how often the difference to the main contractor is explained here makes me suspect that you have completely set the forum aside in the meantime.

MH_Wohnbau16 Oct 2020 17:02GU is still the same as in 2017. They were not responsible for the problems with the plot. We acquired the plot privately by chance, without the help of a general contractor (GC). Our GC, as already mentioned, introduced us to the (in-house) “independent” architect and had a design created that complies with the development plan.
We are now considering whether the architect’s offer for construction supervision, tendering, etc., makes sense or not. Our GC remains impartial in this matter. What are the potential advantages and disadvantages for us, and what are the typical costs for these services?
