Hello everyone,
After our dream of owning a home was initially dashed three years ago due to contaminated soil, we now have renewed hope.
At the beginning of November, we have the notary appointment to purchase our fully serviced and level plot of land of about 700 sqm (7,535 sq ft).
- The construction contract with the builder has already been signed
- The financing is secured
- Initial floor plan designs are available
What we are currently considering is the architect’s offer to take on construction supervision and to handle the tenders for earthworks, etc. The costs for this are quite substantial, and we wonder if it is worth it. What are your experiences with this?

Apparently, you have missed more than just my Barthel tips—just this late summer, I have repeatedly pointed out that 1. tendering and general contracting, as well as 2. the general contractor and architect’s construction supervision, complement each other very well and are even advisable, and 3. detailed planning and 4. architect-led construction supervision fully pay off. I assume that the excavation for the foundation slab, extending 30cm (12 inches) below and 100cm (40 inches) beyond the slab, is included in the scope of work and paid for by the general contractor. In that case, no new tender is necessary because the earthworks contractor already hired by the general contractor will simply continue at your expense. In my opinion, issuing a new tender is rather unnecessary, even if it might save €500. Construction management is also included with the general contractor. It’s understandable that the general contractor is indifferent.
It’s different if the architect acts as an expert assessor. You will need one anyway. Whether it’s beneficial for the architect to be that person is another question.
