Hello everyone. I recently came across this forum and hope to gather some more information here. I have already read quite a bit but still have a few basic questions.
My wife and I dream of owning our own home. I could imagine that we might be able to build in about 2 years. However, I am not yet sure what the right approach to such a project is. What is the best way to go about it?
1. Check financial resources (what percentage of total net income should be planned for loan repayment?)
2. Find a building plot / land
3. Design the house
4. Look for a builder / developer
Or do you first design a house and then look for a suitable plot?
How do you estimate the approximate costs for a house? I assume no architect or anyone else provides free plans or cost estimates.

For us, finding the plot of land was absolutely the top priority. The plot and any applicable development plan define a lot—building zones, number of garages, slope, and so on. Planning a house without having a plot first is just a waste of time.
Okay, but to look for a plot of land, don’t I first need to know approximately how big the house including the garage should be?
To get a feeling for the sizes, we visited a model home center and looked at several houses. The homes we liked best in terms of space had a living area of 180-200 m² (about 1,940-2,150 sq ft) spread over two floors. We would also like a garage spacious enough to fit two cars and a motorcycle comfortably.
How large should the plot of land roughly be then? Okay, it depends on the garden size, but a rough guideline would be helpful. Would 400 m² (about 4,300 sq ft) be too small?

Personally, I would proceed as follows:
1. Check your financial resources (180-200 m² (1,940-2,150 sq ft) is already a considerable house size. We’re easily talking about 300,000 EUR plus garage, land, etc.)
2. Search for a plot of land
3. Look for a developer/architect
I would personally handle steps 2 and 3 simultaneously. If you have a plot of land in mind, you can have initial discussions based on that to find out if your dream house can be built on the selected land.
