Hello everyone,
I have found an interesting building plot and am currently carefully reading through the zoning plan and its explanation.
Two issues worry us, and I hope to get your opinions.
If I understand correctly, the radon level is at a maximum of 80, which is within the acceptable (healthy?) range. Still, protective measures are recommended?
Regarding the mining risk, I’m completely uncertain. There is mention of subsidence and collapse hazards as well as filled-in shafts. Does this mean I have a former landfill underneath?
How can I protect myself against these risks? What costs might arise?
What about the construction of a well, pond, and basement?
Would you advise me to look for a different plot?
Best regards,
Yours, Häuslebauer85

These days, all of them are sold with waiver. Not here in the Lower Rhine region. That's why I'm asking. With a waiver, construction becomes expensive, damages are unpredictable, and it's virtually impossible to get financing from the bank. A deal-breaker for me as a mortgage banker.N

Really, here in the area that is excluded directly in the notarized contract. Even five years ago (now the entire development is fully built or the last plots are about to be completed – around 200-250 houses) we built directly on a former mining site without any waiver. It was the RAG.

you seem to be based in N-V?

A deal-breaker for me as a real estate banker. Then try finding a plot of land without it right in the Ruhr area. That’s almost impossible, yet banks still go along with it.
