We have owned a plot of land for one year. It is not very large (389 m² (4185 ft²)), but the zoning plan allows quite a lot of development.
We have decided against building a single-family house ourselves.
Friends encouraged us to consider whether we might build a multi-family house on the property as an investment. Especially now that the KFW provides higher repayment subsidies.
Several ideas have emerged.
1. Build a multi-family house maximizing the living area, with all apartments rented out.
2. Build a three-family house, with one apartment per floor. We would live in the ground-floor apartment and rent out the upper and attic floors to two of my siblings.
3. Build a duplex with one of my siblings, where each of us would have and live in an independent condominium unit.
Would you consider doing something like this, or is there anyone here who has already done something similar?
What is the best way to proceed? Should we request offers for all three options and then choose the best one?

Why do you assume an investor’s perspective? I clearly stated that I’m in favor of selling the building plot to a private buyer, who currently pays sky-high prices. I had inferred from your “highest bidder” comment that you meant someone who shared the rental concept.

The neighboring property with a house next to our plot has been sold. It is going to be demolished and rebuilt soon.
Our plot was originally part of the whole land. On one side, there is a boundary stone, or a cross marking on the retaining wall on the side parallel to the street, where a pink spray mark has been applied.
In the middle of the property, there is a large bush that lies mostly on my plot and partly on the new owner’s property (unfortunately unknown).
We have been considering that it might make sense to visually separate the properties, for example with a wire fence or something similar. How does this affect the plants that are growing on both properties? Am I allowed to remove the part of the plant that is on my side? In case of building a house, that part would have to be removed on our side anyway.
What would be the best way to handle this?

How should I best do this?!At the moment, you are not allowed to do anything regarding the plants due to species protection laws. Since there is no neighbor law in Bremen, you should find out who owns the property and agree with them on the boundary fencing. You can then also discuss the plants at the same time.
I would have assumed the boundary to be further east, so that the tree by the street is on the neighbor’s plot and therefore off-limits without their consent.
