Hello,

we are building a turnkey house and naturally have the option to choose upgrades.

At the moment, we are selecting the bathroom fixtures.

My question is: Is it common or allowed that the construction company offers only a very low price for the standard version and charges relatively high prices for the upgrades?

Example:

Price paid for steel shower tray derby 90x90x14 cm (35x35x5.5 inches), white = 60.59
Additional cost for Optiset acrylic rectangular shower tray 900x900x35 mm (35x35x1.4 inches), white = 379.61

It depends on the provider. What may seem like a cheap option at first can end up being expensive in the end. As far as I know, it is entirely up to the provider’s discretion. At least, that’s what you often read.

This is a sales strategy used by some "budget" providers. They offer a cheap base package knowing that 90% of homeowners will not accept it as is. When changes are made, they charge significantly more. In the end, the originally affordable total offer can become considerably more expensive than that of an honest competitor.

Your example looks like they want to credit you the purchase price for the standard element and charge you the list price for the new element (the steel tray is around €160 list price). This hardly seems fair.

Well, your developer probably doesn’t pay the list price... maybe they actually buy those tubs at the price they told you. One thing you can be sure of now is that there was a good reason why your house provider was so cheap.
Take a look at how much a basic interior door with frame and fittings costs at a hardware store... you can get that for around 100 € (about 110 USD). I get reimbursed almost 400 € (about 440 USD) per door from my supplier.
But through mixed calculations, I’m sure every provider makes some profit here 🙂
