ᐅ Exclusive list of plots offered by prefab home manufacturers?

Good evening,

I have a question that I hope someone here can answer. My wife and I would really like to buy a plot of land in village X. However, on all the well-known websites, there are currently no plots available there.

When I search for houses in village X, I find two listings from two different prefab home companies, each offering a plot in this village.

When I called one of them to ask for a photo of the plot, the person responded quite rudely (I have no intention of studying the photo and then snapping up the plot). He indirectly explained that I would only be able to see the plot after signing a contract. He hadn’t actually seen the plot himself. He said he was very busy and that the list of available plots was long. It was impossible for him to look at all the plots.

The second company was very friendly and even willing to try to obtain a photo. Allegedly, the plot was still available two weeks ago. Whether it is still available now, he would have to check first.

My question: Is it really possible that sellers only offer plots exclusively to prefab home companies and do not list them online? Or is this just a tactic to make people sign a contract?

I would appreciate any clarification.

We received the asking price. I was also surprised, but through the private channel we had many interested parties, yet none made a final commitment. We even made the mistake of reserving it for one interested party for a total of 5 months and were constantly delayed until eventually receiving no response at all.

I should add that we had only listed it for free; the major platforms all charge quite substantial listing fees. We wanted to save those for later.

Prefabricated home brokers are indeed well connected and can quickly present several alternative plots of land. However, if you don’t like any of them, you will be stuck with a home construction contract, and the broker will remind you of the fine print where you commit to promptly choosing one of the suggested plots and starting construction; otherwise, there will be a penalty.

Therefore: only sign if you genuinely intend to build with the company and are prepared to be somewhat flexible when it comes to the choice of land. Then it will work out. Otherwise: stay away!

In our development area, there are currently no plots available, yet Massa Haus and Heinz von Heiden are still advertising plots in our area. I suspect they are just trying to lure you in and suggest alternative development areas.

This is outdated information that is not being updated because the big companies don’t have to remove the listings due to flat-rate payments. After all, it still serves as additional advertising for them.
