Hello!
My husband, our sons, and I visited the model home park in Fellbach yesterday.
To be honest, I was a bit shocked by the prices of the houses there. And none of them include a plot of land, a kitchen, or anything else like that...
This Bien-Zenker model would be okay for us with some minor modifications. At first glance, it seems affordable.
From the brochure, I can only tell that we would still need to take care of bathroom fixtures, flooring, painting, and so on. And of course a kitchen and doors. Is it possible to manage with a budget of €100,000 to €150,000 (approx. $110,000 to $165,000)?
What else might I have missed? What does "from" the foundation slab mean? Does that imply the foundation slab is not yet included?
Maybe someone here has already built a prefab house and can help me understand what’s written on the document.

Is there any reason against choosing an existing property? I just took a quick look on ImmobilienScout and, as an example, the listing with Scout-ID: 109893664 looks quite good. Of course, it depends on the location, but why insist on new construction?

With this setup / idea, you are basically already on the list for a documentary titled "How the Dream of Owning a Home Ruined Us Financially."
I would also consider buying an existing property; at first glance, there seems to be an unusually large selection.

A prefabricated house does not necessarily mean the process is quick or faster than traditional solid construction. While the house can be assembled quickly, depending on the manufacturer's workload, production may take a long time. The search for a plot of land and the house planning also require time.

An existing property would be the simplest option. However, for us, a reasonable limit would be around 550,000-650,000€ (approximately 600,000-710,000 USD). And there really isn’t anything nice available within that range. Cheaper options are often outdated, and the few properties just above that price range are so overpriced that it would be outrageous.

There are affordable plots of land in the greater Hildesheim area. Designing a house yourself would definitely be nicer.

But that should already make you think.
Why would something new, better, and bigger be cheaper than something old?
