Hello everyone,
My wife and I are currently applying for a municipally owned building plot, or several. Since we also live in this community, we will probably get a plot.
However, some construction companies are hesitant to provide a concrete, turnkey offer upfront because we do not yet have the mentioned plot.
What are your experiences? Similar?

Without a soil report, cost estimation is impossible, of course. But even then, my excavation contractor refused to commit to a specific volume for the basement excavation. I still maintain that you only know the exact costs once you receive the excavation bill. Not a minute earlier. Excavating an extra 50cm (20 inches) over an area of 13x11m (43x36 feet) can immediately cause a budget shortfall of around 2,000 euros. You can imagine how much I hoped it wouldn’t be 300 or 400 cubic meters. In the end, it was only 240 cubic meters. But you simply don’t know beforehand. You can try to calculate a lot based on elevation data, though. In my view, a cost estimate accurate within 2,000 euros would already be a dream for an entire house. If the plans for a self-built home fall apart because of an extra 2,000 euros in earthworks, then the overall budgeting is off. There are always some unforeseen expenses, so you simply cannot proceed without a contingency.

What has been your experience? Similar?I visited two providers and told both that we plan to purchase the land soon.
We had a detailed conversation.
Today, after 4 to 5 weeks, I have both offers in great detail.
I think it depends on how convincingly you can communicate to them that you will actually buy a specific plot of land.

We also have five very detailed offers here—some received after just one week of processing time.
In mid-March, we will be informed whether we will actually get a plot of land. Then we will proceed to the next round of discussions.
