ᐅ Financial advisors, home builders, land – so many questions

My name is Jean-Marc, I am 35 years old and live near Kassel. I work as a human resources officer at a bank in Kassel. After five years of fruitless searching for a suitable pre-owned property, countless viewings, and just as many disappointments, my wife and I have decided to build our own home next year. Professional commitments, limited DIY skills, and a lack of personal contacts in the contractor community had kept us from doing this until now. :-( However, since the real estate market is a complete disaster here as well, in what used to be a border zone area, we feel forced to engage with the topic after all. We have already had discussions with our financing advisor and house suppliers, and plan to purchase the plot next year… so far it is just a field, and the local residents are still protesting against what is planned – and hopefully will happen.
I still can’t quite imagine how it will all work out… maybe that’s normal!?
Looking forward to exchanging opinions and gaining lots of new insights.

What exactly is the sticking point?Oh, the usual... destruction of a local green space, loss of valuable agricultural land, unnecessary soil sealing, too rapid community growth, too much additional traffic, supposedly inadequate infrastructure, and so on.
All from people who themselves built there 15 years ago.

Mottenhausen13 Nov 2018 10:06A good argument for the neighbors might be a potential increase in the value of their own property. When plots in the immediate vicinity are suddenly sold at high prices, the land values of their properties also rise. Of course, this does not apply if views are obstructed, and so on.
During the approval phase for our new residential development, the long-term residents raised concerns as well: the risk of flooding allegedly increasing, the small road through the neighborhood turning into a highway, and so on. However, no one really took these worries seriously. I just want to say that, no matter where, you will always encounter some level of resistance from the local community.

Well, there is currently a petition against our new housing development. However, the decision has already been approved by the municipal authorities, and the legal certainty clearly favors us. The public meeting held on the matter was still rather unpleasant. Some of the concerns raised may be partially justified, but the city simply has not been able to sell any other sites.
