Hello,
we have received two quotes for a shell construction. Both include insulation beneath the ground slab.
The first is 6cm (2.4 inches) WLG038 for €9000 and the other is 10cm (4 inches) WLG036 for €2700. The prices vary quite a lot. What would be a realistic price for 105sqm (1,130 sqft)?

And the necessary insulation (thickness, thermal resistance) against the ground has been calculated in the thermal performance certificate...

We obtained two quotes based on a self-drawn plan. The requirement was to comply with the currently valid energy saving ordinance.

Well, good luck then.

You need to provide clear instructions on how the insulation should be done. This should be derived from the planning documents (thermal protection certificate).

The companies cannot know how to comply with the Energy Saving Ordinance. This depends on the overall planning (walls, roof, windows, etc.).

Who is the site manager? They are responsible, by the way, for ensuring that you stick to the plan and must also supervise this.

There are local construction companies that have built dozens of houses in our area.
The thermal insulation certificate is, of course, only available once the submission plans have been prepared.

Is it different in other federal states?
Here, both the thermal insulation certificate and the structural engineering calculations had to be submitted before the building permit / planning permission was issued.

The house as a whole can only comply with the energy saving regulations; a single component by itself cannot meet the energy saving requirements.

Again, the question: Who is the construction manager? Who designed the house?
