Hello everyone,

We have started over with a different architect. The corner windows from my previous thread have now been discarded. We look forward to your opinions and suggestions for improvement.

Plot size: 454m² (about 4,888 sq ft)
Slope: no slope

Border development: garage on boundary, 1.5 meters (5 feet) from the street

House Design
Planner: architect
What do you particularly like? Why? Floor-to-ceiling windows, appearance
What do you not like? Why? Staircase design in the plan (alternatives?)
Price estimate according to architect/planner: ~250,000 (plumbing/heating/drywall as DIY)
Personal price limit for the house, including fixtures: 260,000
Preferred heating technology: gas + solar thermal for domestic hot water

Why is the design as it is now? For example:
Standard design from the planner? We had little time due to complete replanning and used a design from a large prefab house company that we liked. This was then optimized and adapted to the house dimensions.

Questions we have:
- The utility/technical room with 8m² (86 sq ft) will probably be too small, I assume. Where could space be saved? Controlled ventilation/heating, washing machine, our small current kitchen (along the wall on the right when entering, could be “shortened” accordingly) and a drying rack should fit there.
- Do you have a better idea for the position of the fireplace? Between the two windows seems a bit tight. We would actually prefer the wall opposite, but then the chimney does not fit with the room layout upstairs.
- Is the entrance area possibly too narrow, or is there another way to place the stairs? We would actually like to place the front door in the center, but then according to the plan the stairs are in the way.

Not volume, only one prefab house catalog. "Jette" is from the same manufacturer as the Maxime 420. It just wasn’t suitable for the available plot. But as the saying goes with Cinderella: once you’re queen, you don’t need to walk anymore. So one stepsister takes a small part of the utility room, and the other a bit of corridor width from the dressing room, and just like that, the “shoe fits.”

I understand, but they will probably soon realize that the catalogs from other manufacturers are also well-designed and all available online.

No, the Hilton-Kardashian crowd is style-conscious: they only put up a fake Viebrockhaus on their plot – Horst von Hümpel doesn’t stand a chance of being copied.

You can see this for yourself if you replace your painting program with graph paper or millimeter paper and try realistic drawing at a 1:100 scale.

Any house works very poorly with just rough estimates around 11 by 11… you can see this yourself once you realize that over 3 meters (about 10 feet) in width is already used just for the hallway.

I’m afraid that the clients feel misunderstood by realists: after all, it’s supposed to be a designer house. Even with imitations or copies there is a kind of "brand hierarchy." Passersby are then expected to stop respectfully and say, “Oh, wow, a Viebrock house fake.” It only becomes perfect with an attached single garage, so the Mini has to be parked outside.

I just can’t understand it: I have never grasped the “more show than substance” claim, whether it’s the staircase layout or the house brand Jette and others—not Viebrockhaus itself. I find the small Jette design completely pointless. The house doesn’t offer any sense of comfort. Everything is just a passage or related to the entrance area. The square meters are wasted, and there is no nice wide view of the garden through those narrow terrace doors.
Nowadays, I personally see city villas without a charming annex and only with one type of facade lacking any architectural structure merely as building blocks.
