Hello everyone,

We have started over with a different architect. The corner windows from my previous thread have now been discarded. We look forward to your opinions and suggestions for improvement.

House Design
Planner: architect
What do you particularly like? Why? Floor-to-ceiling windows, appearance
What do you not like? Why? Staircase design in the plan (alternatives?)
Price estimate according to architect/planner: ~250,000 (plumbing/heating/drywall as DIY)
Personal price limit for the house, including fixtures: 260,000
Preferred heating technology: gas + solar thermal for domestic hot water

Why is the design as it is now? For example:
Standard design from the planner? We had little time due to complete replanning and used a design from a large prefab house company that we liked. This was then optimized and adapted to the house dimensions.

Questions we have:
- The utility/technical room with 8m² (86 sq ft) will probably be too small, I assume. Where could space be saved? Controlled ventilation/heating, washing machine, our small current kitchen (along the wall on the right when entering, could be “shortened” accordingly) and a drying rack should fit there.
- Do you have a better idea for the position of the fireplace? Between the two windows seems a bit tight. We would actually prefer the wall opposite, but then the chimney does not fit with the room layout upstairs.
- Is the entrance area possibly too narrow, or is there another way to place the stairs? We would actually like to place the front door in the center, but then according to the plan the stairs are in the way.

If you insist on sticking to it no matter what, there’s nothing that can be done. It’s also hard to convince someone with a lot of life experience.
If you want to gain your own experience or if natural light is less important to you than having a large living room, then that’s just how it is.

Keep it up. The more you free yourselves from the model house as a "framework" for your planning, the better. Try to identify the aspects of the model that truly fascinate you and use them as inspiration. Copying the entire design and just making some areas a bit narrower here and there or shifting the fireplace is not a "recipe for success."
Have you looked into the serious suspicion regarding the right-side building line?

Unfortunately, the living area will be quite tight in terms of width, and the kitchen space is rather small.
With a house width of 10.12 m (33 feet), the interior width is probably around 9.3 m (31 feet).

Kitchen with island about 280 cm (110 inches)
Table, allowing enough space to walk through properly, about 350 cm (138 inches)
Remaining space to the right approximately 300 cm (118 inches) from the back edge of the sofa to the right exterior wall.

I’m still not quite sure how the staircase is supposed to run.

Regarding the door between the garage and utility room: I would consider leaving it out, but if it is included, we should think about its purpose. For example, bringing groceries directly into the house from the trunk. Since the garage is not very wide (bicycles and other items will also need to be stored somewhere), the door should probably be relocated further inside. This also has the advantage that the upper wall of the utility room can be used more effectively.

As a starting point, I find the reversed Maxime 300 useful; the utility/technical room would then be without garage access.

I hope it is at least allowed to link to one’s own posts ... Bpost 45. There, I had reposted the floor plan shared by Mat91 (post 41) as an image using the IMG function for better clarity of my explanation, so it links to this forum.

Apparently, the forum administrators want such images to be downloaded first and then re-uploaded, so that the image exists twice in the database.

Unfortunately, now the image in post 45 is attached somewhere at the bottom and not positioned in the middle of the text as I had originally placed it.

Hello everyone,

thank you again for your support. Last Tuesday, we had another meeting with the architect. We had sent him our improvement suggestions as attached. He then tried to incorporate them as best as possible. Unfortunately, we are still not satisfied with the staircase. Do you possibly have 1 or 2 ideas on how to best position the staircase? With our proposed solution, the door to the study no longer works. If we were to move this door, for example, into the living room, I worry it would disturb the nice wall with the fireplace. Otherwise, what bothers me about the staircase is that it might overwhelm you immediately when you open the front door. I’m hoping for more ideas from you. Many thanks!

Hard to believe this is an architect’s design. Honestly, I don’t think so. And the resistance to advice seems to be why hardly anyone is interested in having a discussion.
