Preliminary note: After quite a bit of browsing—also here in the forum—I know this topic has been touched on before, theoretically discussed, and eventually dismissed with the argument that building a house is never 100% predictable.
I want to try again—and then I guess I have to give up and accept that there are simply things you cannot get for money and good words.
What do I actually want???
I want to plan and have built a single-family house of about 180 square meters (1937 square feet) on an existing, fully serviced plot in Zarrentin, Mecklenburg-Vorpommern.
I want to plan absolutely everything known, everything that can be asked and explored IN ADVANCE, and then have it all done: the house in detail, with floor coverings, painting, kitchen, bathroom, landscaping, and so on—literally everything (except furniture) that belongs to a house. I want to plan and discuss ALL of this, AND THEN, once every detail has really been finalized, hand EVERYTHING over to competent hands (a construction company? a private site manager?? ???) and set off on a world trip.
I want to come back in 6 to 12 months and find the house exactly as planned (not better, but not worse either), receive the keys, pay 100% of all costs at that point (this is not necessarily mandatory; some payments will probably have to be made beforehand or during the build), and then book the moving truck!
That can’t be so impossible!!! Basically, I just want to pay the construction company, a site manager, or someone else for handling what thousands of other homeowners have already “lived through/done” themselves.
Is there really no company offering this?
Any tips or help are very welcome!!!

1. A serviced building plot with a basic development plan in place is available and paid for in Zarretin, MV.
Finances
2. For a rough financial plan of 350,000 euros, 50% is available in cash, and a general financing commitment exists for the missing 50%. Several tens of thousands of euros are kept in cash as a reserve.

First, he visits the plot, gathers information about all local conditions, special features, regulations, permits, and so on (he knows this much better than I do), receives information from me about which houses are suitable and decides whether he wants/can take the job. For this, he receives an initial payment, or possibly no payment yet.
Then we meet to see if the chemistry works. If it does, we proceed.
He explains to me VERY EXACTLY everything that must be approved/done/applied for before construction; he knows this because he is the expert. I grant authorizations, sign forms, and so on – and he informs me what he must be paid for this second phase and how much all the fees, expert reports, etc. will cost (approximate but binding). For example, 5,000–7,000 euros. He is responsible – he is in charge.
Next, he advises me again in detail and final terms regarding the house location on the plot, the house itself, garden, and more.
With this advice in mind, perhaps three potential companies remain, with whom I now (again) engage in comprehensive consultations and request concrete offers. Ideally, everything from a single source, but in the worst case house, kitchen, painting, and landscaping could be separate.
At some point, for example, three final offers are available: X then reviews these thoroughly, ensuring nothing has been overlooked or omitted in detail, and prepares a truly complete all-inclusive calculation for me:
Example (X): Look, this provider only includes 20 sockets, which is too few; the finish of the faucets wasn’t discussed; filling/patching isn’t included here, etc.
Two providers remain.
For a second (or third) meeting with these providers, X accompanies me and clarifies everything still unclear, including costs.
Finally, X presents me with a total cost calculation:
Mr. P., your house as discussed would now cost a maximum of XXX euros based on all planned costs. Maybe it will be a few hundred to a thousand euros less – but no more than (5,000) euros more. Everything discussed is included.
Shall we start? Mr. X receives the second payment – probably several hundred euros – regardless of whether construction actually starts!
5. Construction Decision – Start – Supervision – Acceptance
Under Mr. X’s overall supervision, I choose house provider A, kitchen B, colors and tiles C, flooring D, landscaping E, XXXX and sign the final contracts (again under his supervision) or grant Mr. X all necessary powers of attorney.
Everything is settled, everything is signed – construction can begin.
Yay – I go on a world trip!
From now on, Mr. X is the contact person for everything and everyone – and contacts me by phone, email, preferably with photos attached, max. 2-3 times per week. I’m reachable but irregularly.
X supervises and inspects the house construction (inside and out) and absolutely everything related, handles issues with tradespeople, motivates them with free drinks, and pushes them if they work too slowly.
When the house/kitchen/painting/landscaping is completed exactly as planned, he accepts it on my behalf and the payments are made (I can do this online). If there are defects or deficiencies, he ensures they are corrected first, and only then is payment made.
Finally, he arranges final garden maintenance and basic cleaning – and informs me I can return from vacation because my house is move-in ready.
At a closing dinner, he receives the third and final payment previously agreed after the second payment – probably several thousand euros.
Everyone is happy…The first sentence confirms my suspicion: teachers of an older generation and building don’t mix. A bit naive if you buy a plot and then realize that building (or having it built) isn’t as simple as managing a class. The plot was probably dirt cheap because it’s in Mecklenburg-Western Pomerania. You asked, and nobody gave you the answer you wanted. Without communication during construction, it will never work. But whoever holds the desired qualifications will not offer free consultation meetings or similar situations where their royal client might judge whether the chemistry is right. Good professionals have fully booked schedules, especially during times of strong demand in their industry.
A few hundred euros already costs an appointment with Mr. X.
