we are still at the very beginning of our house building project and are currently looking for a plot of land. To make good use of the search time, I am trying to get an overview of the seemingly endless market of prefabricated house suppliers. Therefore, I wanted to ask here in the forum for your opinions on which prefabricated house providers, in your view, offer the best price-performance ratio in Bavaria. To narrow down the scope a bit, the house should be a typical single-family home with 140m2 (1507 sq ft) of living space and a budget of around 300,000 euros (with a basement but without land). Compared to the automotive market, I am looking for something like a Skoda Octavia.
I am curious about your experiences and which providers you would or have preferred.

I’m currently facing the same issue. I’m no longer so sure whether these "prefabricated houses" are as affordable as they claim. Maybe based on their catalog prices including entry-level models. But once you look behind the scenes, that’s when the real costs begin.
For us, a prefabricated house from Weberhaus is around 300,000€ (approximately $320,000), complete and ready to move in.
However, there are additional construction-related costs of about 40,000 to 50,000€ (around $43,000 to $53,000) on top of that (temporary power supply, excavation, portable toilets, architect fees (!), utility connections, surveying costs, soil reports, etc.). These are expenses that most people don’t initially include in their budget.
I highly recommend doing a cost breakdown according to DIN 276 standards to make sure you don’t overlook anything. And never forget to include a contingency item for “miscellaneous” expenses.

Recommendations for companies are rare because much is subjective, and almost no house construction happens without some issues. The best approach is to read various homebuilding blogs and then visit or contact the companies. Often, many quickly drop out because they only offer either the cheap entry-level option or the expensive premium one.
