ᐅ Plot of land in sight – which home builder is the right choice?

Hello everyone,

We have a building plot under purchase option and are now looking for a suitable provider for a prefabricated or solid house of around 160m2 (1,722 sq ft).

While choosing a car manufacturer wouldn’t be difficult for us in terms of finding an affordable brand, the market of prefabricated house providers seems confusing, and we can’t identify the distinguishing features (which provider is the Porsche, which is the Skoda, and which is the Lada among prefabricated/solid house builders?). Is anyone able to clarify this? So far, we have received price estimates above 300,000 euros (without additional building costs) from providers like Haacke or Fingerhaus (turnkey). Are these premium providers, or should we generally expect to pay such (high) sums for turnkey houses? Are there reputable providers who offer more affordable options? To continue the car comparison, we don’t need an 8-cylinder engine, but we also don’t want a “beater” that will start falling apart soon.

Okay, this is probably only relevant for establishments where the hot tub is used year-round. Is the heating cost saving from KfW55 to KfW40 significant? A heat pump is used everywhere, right? Or are there different approaches to meeting KfW standards?

You are considering KfW 40 but on the other hand complain that 500,000 with land is a lot.
That doesn’t make sense to me at all.

So, what does a heat pump have to do with the KfW standards?

Assuming you have heating costs of about €60 per month with KfW 55, you can calculate how much a 15% reduction in primary energy demand would save you. However, this is purely a theoretical calculation on paper and has little to do with real-life practice.

I strongly doubt the promised savings from 55 to 40. Is there anything like a fuel consumption monitor for new builds, where people upload their actual energy consumption?

We also looked at a prefab house supplier like that. They had a promotion with KfW 40 and an air-to-air heat pump, advertised as "the best." Yet, it would have been almost €100,000 more expensive than the offer from our traditional builder with KfW 55.

Some prefab house suppliers are starting to remind me of how kitchens are sold in large furniture stores. And if you sign right away, you even get controlled mechanical ventilation included. By the way, KfW 40 is standard now—there’s hardly any other standard you see these days...

Well, that sounds promising... May I ask which manufactured home provider was so far below that?
