ᐅ Plot of land in sight – which home builder is the right choice?

Hello everyone,

We have a building plot under purchase option and are now looking for a suitable provider for a prefabricated or solid house of around 160m2 (1,722 sq ft).

While choosing a car manufacturer wouldn’t be difficult for us in terms of finding an affordable brand, the market of prefabricated house providers seems confusing, and we can’t identify the distinguishing features (which provider is the Porsche, which is the Skoda, and which is the Lada among prefabricated/solid house builders?). Is anyone able to clarify this? So far, we have received price estimates above 300,000 euros (without additional building costs) from providers like Haacke or Fingerhaus (turnkey). Are these premium providers, or should we generally expect to pay such (high) sums for turnkey houses? Are there reputable providers who offer more affordable options? To continue the car comparison, we don’t need an 8-cylinder engine, but we also don’t want a “beater” that will start falling apart soon.

I doubt that comparable prefabricated houses would actually have sold for 600,000 Deutsche Marks 20 years ago... Clearly, the energy efficiency standards like KfW are stricter now than they were back then, but where is the rest of this price increase coming from?

Is it really a price increase? You should quickly forget about converting euros to Deutsche Marks. I didn’t earn 10,000 Deutsche Marks 20 years ago.
Do you understand what I mean?

500,000 euros is still a significant amount of money... it feels like much more compared to the amount you would have had to spend in the days of the Deutsche Mark for a small plot with a prefabricated house.
Do you really have to budget around 300,000 euros for a turnkey prefab house, or are there manufacturers comparable in quality to Haacke & Fingerhaus but cheaper than 300,000 euros for 160 m² (1,722 sq ft)? I can only make an analogy to the automotive world again, since I lack criteria for the housing sector: I’m happy to give up adaptive cruise control if it means my vehicle is 10-15% cheaper. What compromises do you make with more affordable houses?

Unfortunately, not only cars have become significantly more expensive over the past twenty-five years – the Golf III used to start at 22,000 DM, while today the Golf VII starts at around 18,000 €. Yes, the car now offers much more safety, comfort, and so on, but the same applies to modern houses. What was built as standard back then no longer meets today’s legal minimum requirements.

I’m afraid that a turnkey house (what exactly does turnkey mean? Including painting and flooring?) for significantly less than 2,000 €/m² (about $2,100 per square yard) is hardly possible anymore in prefab house construction. Maybe still in masonry construction, but prices have gone up there as well.

in my opinion, solid construction houses are somewhat more affordable than prefabricated wooden houses. For example, from the prefab house suppliers, Gussek Haus seems quite reasonably priced to me. However, there are significant differences in the building specifications. Some providers do not include roller shutters or the painting of the roof overhangs. This can sometimes give the impression that a supplier is inexpensive, even though several important elements are missing. Good quality also comes at a price.
