ᐅ Building a house on a narrow lot? There is already a three-family house on the property.

Hello,

I own a property, a three-family house, and I now want to build a house for myself on the quite large plot of land. The width of the plot is only 9.5 meters (31 feet), but the length is over 70 meters (230 feet). The regulation states that there must be at least 3 meters (10 feet) between the new building and the property boundary, but when I look at the existing houses, none of them comply with the 3-meter (10 feet) rule at all. Could there be special regulations?

these are likely basement rooms, not habitable rooms with the required ceiling height, a second emergency exit, or adequate lighting (well-maintained basement rooms are not the same as habitable rooms).
Look up “habitable room” on Wikipedia to get an idea of what this entails. You can’t just convert a basement room into a bedroom that easily.

Edit: But maybe your basement meets all the requirements? I missed the term souterrain.

Oh, that’s a pity, so the ceilings/floors really are concrete. There’s no way to do it properly, right?
Not even by adding stairs from the outside?
I’m trying to make the most out of the property to live in it myself. Unfortunately, 78 square meters (840 square feet) is too small for me.

The basement does actually meet the requirements, so that shouldn’t be the issue.

Actually, it is possible; in almost any opening width. There are specialized companies that focus on this and often also provide structural engineering services.

I would also suggest, since the rooms apparently meet all the requirements, adding an extension such as a conservatory on the ground floor to expand the floor plan depthwise and create access through the exterior wall. I have seen something like this before with terraced houses in Munich (not real, but in a magazine).

That's an interesting idea! I should do some research on this topic. Maybe the "more affordable" solution will work out after all.
