we have found a very interesting plot of land in principle – however, when I look on maps, I see what appears to be an oil facility or something similar and a power station "nearby." There is still forest and a highway in between, but could this have any negative effects regarding odors, health, potential accidents, or something like that?
What do you think? Any concerns?

have the responsible authority provide you with a contaminated site report (request under the Environmental Information Act) and also ask for noise pollution maps (possibly included in the zoning plan), in addition to the onsite visit. In general, the Ruhr area, as mentioned above, is quite problematic.

just a quick correction mode on:
Nope, not German Post, they have little to do with it. This is one of the three World Hubs of DHL Express. It’s not sorting domestic German parcels but mainly handling high-value freight coming intercontinentally to Europe and distributing it from here.
The airport was recently expanded, so the number of night flights probably increased (to your sister’s chagrin). However, these are capped, so there won’t be more than that.
Also, the Americans are no longer there, so the airport is currently quite underused. At times, Leipzig Airport ranked among the larger airports in Europe by passenger numbers because the US military transported soldiers through Leipzig on their way to and from Iraq and Afghanistan.

I can only strongly recommend spending a full day on site. Or at least visiting several times at different times of day and talking to the locals. The refinery probably won’t cause unpleasant smells, and explosions are rare (though very spectacular if they do happen). Serious noise usually comes from the highway nearby, not the refinery. On the other hand, in the Ruhr area it’s hard to find a residential location without hearing traffic noise.

Henrik's property just happens to be downwind.
