ᐅ Who would you choose to build with again?

Hello, we want to build a house but are not quite sure with whom. Who would you choose to build with again? We have a plot of land in the southern Berlin/Brandenburg area. The house should be at least 150sqm (1,615 sq ft), with at least 4 rooms, clad with brick, and built using traditional masonry construction. Only with an architect and separate contracts for each trade – the flexibility during construction was simply excellent (and the pricing was also very reasonable).

Is this option more affordable or more expensive than building with a developer?

It was cheaper for us and the quality of the features is better than with the general contractor.

If you already own a plot of land, you are not building with a developer but with a general contractor or main contractor. Either way, in my opinion, you shouldn’t focus too much on the cost aspect. In the end, the differences shouldn’t be that significant (for a comparable house).

You have the following options:
- Architect and individual contracts
- Architect design and contracts awarded to a general contractor/main contractor
- Architect design and individual contracts with a construction supervisor
- Catalog house from a general contractor/main contractor
- Prefabricated house from a manufacturer
- ... (there may be more).

Each option has its pros and cons. What suits you best depends on your individual needs. You would need to specify what is important or less important to you before you can get suitable advice.

I am currently building with Viebrockhaus for the second time and am satisfied again. Especially when I hear the stories from neighbors who are using other construction companies... We also have problems, but Viebrockhaus solves them independently, without complaining and without extra costs, even if the issue was their fault.
