Hello, we want to build a house but are not quite sure with whom. Who would you choose to build with again? We have a plot of land in the southern Berlin/Brandenburg area. The house should be at least 150sqm (1,615 sq ft), with at least 4 rooms, clad with brick, and built using traditional masonry construction. We built a 155m² (1,670 sq ft) solid masonry house with a local construction company and are very satisfied with the quality and workmanship. We didn’t encounter any major issues, and the construction was completed fairly quickly.
Beforehand, we visited many model home parks to determine which size and floor plan suited us best.
We were lucky that our dream house was being built as a model home at the time we were making our decision, so we could see it in person.
Overall, I would also recommend that you gather thorough information beforehand and at least outline the basic parameters.

We don’t want to miss the advantage of regional proximity. We think that during any building project, there are many questions, issues, and decisions that are much easier to resolve in person and informally on the way to work rather than by phone, email, or meeting only every couple of months. Additionally, smaller local providers have a reputation to uphold, which may increase the builder’s motivation.
Still, you need to manage the construction progress every day and expect to have ongoing discussions.
Looking back, we would include fewer services in the contract in order to subcontract certain trades ourselves and avoid getting caught in unnecessary upgrades.
