Hello, we are currently planning a semi-detached house with about 170sqm (1,830 sq ft), 2 full floors plus an attic. Now the question: Either both children's rooms plus a bathroom with a bathtub and a small guest room on the first floor, and the master bedroom plus master bathroom in the attic, OR both children's rooms plus a children's bathroom without a bathtub in the attic, and the master bedroom, bathroom, and guest room on the first floor. Where do you see the advantages?

Our children are 2 and 5 years old. At the moment, they also sleep on the first floor and we sleep under the roof. In the meantime, we thought it might be better in the new build for us to be on the first floor and the children to have the space under the roof. But then I wonder if they will come down to us later at all, and if this arrangement separates them too much upstairs.
