Hello everyone,

I have a question regarding my future building project.

It concerns the purple circled and marked plot of land. It is mine, and the house marked in red could be my potential house. The plan is to build there within the next 2 years. The road to the north with the turning circle directly behind the plot has not been built yet but is scheduled for construction in 2020. Then, the potential house could be built in 2021.

Now I’m wondering if it might be a good idea to discuss certain details with the city before they build the road, which could later be beneficial for the house construction. I’m thinking of things like electricity, water, sewage, media connection, or other utilities.

Does anyone have any suggestions?

Thanks.

Best regards

Specki

Talking to each other is always helpful! And prevention is better than cure. Bring up the topic of streetlights!

In our housing development, one party had the streetlight relocated, and another planned their carport on the opposite side because they did not want to bear the relocation costs. Unfortunately, the streetlights are not always positioned exactly on the property boundary or on the correct side.

Do you think you can convince the city to build the road according to your preferences, in the way that would be most optimal for you? I rather doubt it (though I haven’t built yet myself).

I believe the construction of the road is already decided, as well as how far the connections and so on will go.

Thanks, RFR, that’s a good point.

Of course, the city is supposed to build exactly the way I want!
Just kidding, of course not!
I was thinking, if they’re already digging something up there, maybe they could install connection pipes at the same time. That way, I might save some costs. Maybe there wouldn’t be a need to dig up the area again later. Benefits for everyone.
Or something like what RFR mentioned.
Or something I haven’t thought of yet.
Since I’ve never built before (only bought and fully renovated), I don’t have a clear overview yet and thought I’d ask if it might be useful to consider certain things in advance.

One idea would be to share a simple link to my other thread about the same construction project, to save the participants from having to search through my thread history: https://www.hausbau-forum.de/threads/einige-fragen-zum-Bebauungsplan-und-daraus-folgendem-hausplan.33175/

Well, I’m not sure if the old discussion will add much here. These are two completely different issues... but okay.
