Good morning,
we are a family with one child and are planning to build a house.
The house is planned to be built on the property of the parents-in-law. However, there is an old barn on the site that needs to be demolished. We have already received quotes for this. The demolition would cost about 20,000 EUR.

Now our question is what costs we should expect for the house itself, as well as for site development and additional fees.
We are planning a single-family house with solid construction, approximately 130–140 sqm (1400–1500 sq ft) and 5 rooms, without a basement. The house will have a staggered shed roof.
We have an appointment with the bank soon to discuss financing. For this meeting, we would like to have at least a rough estimate.

Hello Michael,
just casually inquire with companies. About 70 km (45 miles) to the west of you, off highway and country roads, there is a builder who only constructs KfW 55 standard houses. A geothermal heat pump is even included as standard there. I was quoted a starting price of €1,650 per square meter (approx. $153 per square foot) there.

Neither 1600 nor 1650... plan for 1800. A staggered shed roof is definitely more expensive as well..

An offset shed roof is definitely more expensive; we built one as well. We were told it would cost an extra 10,000.

1,800 per square meter (about 167 per square foot) plus painting and flooring, plus 50,000 additional construction costs, plus exterior work (15,000).

These are rough estimates to give you a basic figure for the bank.

Sorry, this probably doesn’t help you much, but I find that price quite shockingly high.
