ᐅ Retrofitting Hot and Cold Water Meters?

Hello everyone!
We are currently building a house with separate living and practice units.
For now and the next few years, we do not need separate water meters for the two units. Maybe later, if we retire one day and decide to rent out the second unit, possibly even sooner.
Because life is unpredictable and, like everyone in this phase, our expenses are increasing, we don’t want to spend money now on something that might only be needed 20 years from now.

We received a quote from the plumbing company just for the installation of the provision for water/heat meters: €2220, which we would prefer to spend elsewhere.
Does anyone know if this provision is actually required now, or if installing the meters later without this provision would be particularly expensive or complicated?
Thanks in advance!

@kbt09 Yes, the practice is used by us, and we deduct the costs as a flat rate. Currently, we are satisfied with this solution.

Is this coordinated with your tax advisor? If not, you should definitely get in touch with them again. A few years ago, there were court rulings regarding mixed-use properties where the tax authorities insisted on payments being made through separate accounts. Secondly, the practice part can automatically become business assets.

Yes, it works the same way in our current house since we don’t have any meters. I will check with him again to avoid any unpleasant surprises, thanks for the reminder.

That’s correct, regardless of how operating costs, water, and electricity are billed. Unfortunately, if we ever want to sell one day, this could lead to a substantial tax payment (on the difference between purchase and sale price), as property and land values are constantly increasing!
