We have been carrying the desire for our own home with us for 4 years now.
New build or old building / yes or no? After many viewings, fairs, show houses, etc., tomorrow we have a viewing appointment for an old building in my husband’s hometown.
His parents knew the owners and went to school with their children.

(The daughter is selling the property - she is actually a real estate agent but is not charging a commission)
We are very cautious, thorough “types” who like to think things through carefully.
Here are the details about the house:
Year built 1983
Living area 140sqm (1507 sq ft)
Plot size 2500sqm (0.62 acres), fully fenced with older structures, directly on the forest
Fully basemented
Garage, laundry house, and two smaller outbuildings/sheds on the property
Driveway paved, rest well-maintained green area
Heated with coal (!!!!!!!)
Occupied until 12/2015
What still obviously needs to be done for us:
Necessary:
New heating system
New windows/doors
New roof – preferably a roof conversion (dormer or a full additional floor)
New bathrooms (guest toilet and family bathroom)
New kitchen
New floors
Moving walls/drywall construction
Wishes:
And if we can dream – a possible extension depending on financing options
And (since the house is relatively elevated) a built-up terrace so you can access the garden directly from the living room (currently the garden can only be accessed from the front or via the basement)
PURCHASE PRICE:
Plot including house 57,000 Euro (negotiable)
We have already contacted an architect. We hope to get a detailed plan and cost estimate from them.
We have several tradespeople in the family (sanitary, heating, tiling, stove fitting, etc.), so much will be done as DIY or the material purchase price will be reduced.
We have also started researching funding options – there are quite a few available. ;-)
Why I’m writing here...
We need THE insider tips. 🙂 What is absolutely essential to watch out for??? What would you, as experienced people, have liked to know beforehand?
And can you estimate what additional costs to expect? In other words, what loan amount would you take out? I understand it depends on many factors – I just want to get an overview! Are we naive if we think we can manage with a total of 180,000–200,000 Euro?

Is the specified year of construction—1983—and the coal heating system correct?
What building contaminants are present or installed? Paints, adhesives, joint compounds, loose-fill floor insulation, wood preservatives, mineral wool insulation; asbestos... just to name a few.
Never improve only the windows, but always also the facade/exterior walls thermally.
And much more.
