Hello dear forum members, we have purchased a condominium that is not yet finished and would like to have a non-load-bearing wall modified. Are there any important factors to consider, such as underfloor heating, ventilation systems, flooring, distance to the entrance door (since it leads to an exterior wall), electrical or plumbing lines, etc.? Unfortunately, I am not an expert in this area. I would appreciate any tips on what to watch out for. The actual masonry work will be done by professionals, but I want to think through everything in advance.

Why don’t you discuss this directly with the builder who is constructing the apartment? Underfloor heating circuits and similar systems should already be adjusted to the new room layout.

Thank you very much for your reply, kbt09. That is what I want to do, but I would like to know what needs to be considered so that I don't ask very obvious questions or can ask more specific questions. The change involves a maximum of 2 m² (21.5 sq ft).

You need to pay attention to the underfloor heating, ventilation system, electrical installations, windows, and doors.

If a non-load-bearing interior wall is removed, nothing happens structurally. For a underfloor heating system, it would be more critical to try to anchor an additional interior wall exactly where the heating pipes run under the floor. Removing a wall in this respect would “at worst” create two sub-areas of an otherwise single room, each assigned to a separate heating circuit, with no pipes running under the removed dividing wall.

But since the heating installer comes after the masons, they will see that the wall is not there. However, if

Changes are coordinated with the construction company. There is no other advice to give on this.
