Hello everyone,
We are currently in pricing discussions with three general contractors. All three brought up the topic of red lime plaster. I find it hard to follow, as their statements were completely different:
1: "Yes, red lime plaster is great, but so is the Mercedes. It costs about 15,000 euros more."
2: "I would definitely use red lime plaster. It’s definitely worth the additional cost of 5,000 euros."
3: "Red lime plaster is a great option. If you do the painting work yourself and we can agree on a compromise regarding the color, we can replace the red lime plaster one-to-one with cement plaster including painting."
Could the experts here please briefly assess the situation?
Also, I’m wondering which silicate paint should be used. Prices start at around 40 euros for a basic hardware store paint, go up to 80 euros for well-known brands, and over 200 euros for the Knauf option. Is the simplest solution to discuss this with the general contractor or the painter and let them handle the sourcing?
Edit: I realized afterwards that this topic might fit better in the "Masonry / Painting / Plastering / Electrical" subforum and have reposted it there.

Yes. There is an opportunity to improve the margin.
Hype. And eco-friendly products sell well, with hardly any builder really questioning the technical aspects.
Moreover, gypsum plaster is somewhat "breathable," meaning it absorbs and releases moisture, just not as much as lime plaster.

I’m just wondering why this topic is currently so relevant in new construction? Is it just a hype? Gypsum is simply too basic and cheap. It needs to be breathable, ecological, and trendy. That also means more expensive, without you noticing, seeing, or feeling any added benefit.
In standard new construction, I don’t see any objective reason to use more than gypsum plaster. In bathrooms, I could accept it, but even there gypsum works perfectly fine.

Damn. 99% correctly interpreted. 😀
Yes, I’m really quite stuck and was hoping for confirmation that the added value of the plaster really justifies the extra effort and isn’t just a marketing gimmick. I’m guessing it gives you 7-11 years longer lifespan WITH this amazing special plaster... but if you can’t afford a decent sofa after these extra costs, those gained years can turn into a burden. 😀
As I said, better, more, or fancier is always possible.
