Hello, a quick question: Do I have to pay property tax only on the land price? We are buying the land from the city for 79,300 Euro and the tax rate is 433. That would be about 1,200 Euro per year. Or is the house included as well? Otherwise, the costs would be unbelievably high.

Hello,

That’s quite a bargain! I just checked, here it’s been 695% since January – more expensive than anywhere else in Germany

It’s also more expensive here...

For property tax A (agricultural businesses and land), the assessment rate is 260%, and for property tax B (developed and undeveloped real estate) it is 425%.

Fortunately, I’m not yet at the stage of building my own house :/ There’s quite a lot to deal with...

Oh, then with 320% we are still somewhere in the middle.

I am also interested in this topic – when does the tax office know that the house is completed?

If we move in by April (should), then we only start paying “for real” from January 1, 2017, correct?

And are there always such questionnaires?

We have now received the questionnaire for determining the assessed property value about 1.5 years after moving in.
Until then, we had only been paying property tax on the undeveloped land.

Respect. Here in Mönchengladbach, the property tax B was raised from 520% to 620% at the turn of the year, meaning you suddenly pay almost 20% more than before. At the building site, property tax B is "only" 420%.
