ᐅ Plot purchase only after signing the contract with the developer

Hello,
maybe someone here can explain the following to me: When searching for a plot of land, I often come across so-called planned building projects from various providers (Streif House, Best House, Okal House, Sika House, etc.). They offer a plot with a general location and a matching house. When you contact the provider, they say that a contract for a building order must be signed first before you get the exact address of the plot. This happened with Scanhaus Marlow and Streif. Streif assured me that the plots are sold commission-free by the company itself. That’s why I don’t understand their approach. Either way, I wouldn’t be able to take the plot to another company. Can someone explain why this is common practice?
I don’t want to sign a contract with a company without knowing if and which plots they actually have. I mean, I wouldn’t go to a furniture store and sign a purchase contract for a cabinet at the entrance without having seen it in the store first.
I’m curious if someone can shed some light on this.

When purchasing our plot of land, we signed a declaration at the notary appointment confirming that it is NOT a linked transaction.

All parties signed this, and the notary sends it directly to the local tax office.

Why should the tax office be interested in your statement that this is not a tied sale (and neither should the construction company nor the real estate agent)? There obviously seems to be a lack of neutrality here.

On the contrary, such a declaration practically invites a thorough audit by the tax office...

Regarding the topic: We are currently selling a plot of land, and several construction companies are now offering it with developer ties and pre-designed houses. They have approached us, but we have not given any broker contract or similar agreement. This is inconvenient for potential buyers, as we have no connection with the builders and receive no commission or other benefits. However, the tax authorities are unlikely to be interested in this, and we will not actively participate in any concealment schemes.

Wasn't there someone here who had quite a lot of trouble with the same initial situation because they didn't like any of the plots of land offered by the construction company?

Funny: with this, we jointly declare that we are not acting jointly. Today we came together to confirm that we have not coordinated. And then this obvious false statement is made virtually under oath in front of the notary. Cool (spot the mistake). *ROTFL*
